Our market appraisals can take anything from 45 mins to 2 hours in some cases, its all about what you want or need from us. This is not set in stone and is something we approach with some flexibility. On arrival, we will sit with you to discuss your needs and expectations, followed by a walkthrough of your property. During this walkthrough, we will note measurements and any other details that can inform our appraisal. After collecting the vital information, we will have a second discussion that focuses more on your property, the marketing strategy we recommend, and the corresponding pricing structure.
Open communication is key
When we arrive, we feel it is essential to have an initial sit down and discuss your appointment needs. At Wellington Evans, we know that selling your home is always about more than just price. As such, this is the perfect opportunity for you to help us understand your expectations. We want to hear about your previous experiences, especially anything negative you have dealt with, as this will shape our relationship with you. Whilst we may not solve all your concerns, we will certainly try to put your mind at rest where we can.
You are welcome to accompany us on a walkthrough of your property, or we are more than happy to walkthrough by ourselves. As we view your property, we will take note of anything important that will shape our advice and will often take measurements as we go – although this is not always essential.

After viewing your property, we will sit down with you and go through our recommendations in detail. There are multiple different marketing strategies meaning that one size does not fit all. This is our opportunity to discuss what we think will work well with your property and what could be the best strategy for your family. Rather than just throw a price at you, we will talk you through comparables, the current market, and how all these elements bring us to a figure that we feel is right for your property. We view this conversation as a partnership, so please share your thoughts or opinions throughout to ensure we are all on the same page.
We appreciate that it can be hard to know when to start looking for a property, especially with the current market moving so fast on occasion.
