Or perhaps a more traditional Guide Price approach at the highest end of your homes price range or when appropriate, an informal tender sale (sealed bids). Our advice is based on what is right for you, your home and ensuring we achieve the very best price.

We can also produce a video of your home and its location. This will provide commentary about its most striking features, and is perfect for out of town buyers to get a feel for the area.

How we keep you up to date

As an industry, estate agents are often considered to have poor communication with their customers. At Wellington Evans this will not be the case!

You will have access to your own account which will keep you updated 24/7. Whether you wish to check your viewing feedback or refresh your memory on any offers made, it is all available at the click of a mouse!

Selling a house is a partnership between us, and you need to know what is happening. We will discuss the marketing of your home with you as often as you wish, at a minimum of every ten days. We also recommend a face-to-face review meeting with you every four weeks at your home until you are under offer.

You will have the personal mobile telephone numbers for both Nick and James. If you need us, simply get in touch.

Additionally, we have state of the art software to identify suitable properties and contact the owners of these homes on your behalf. We would be delighted to negotiate your purchase for you (think Phil and Kirsty!), deal with the agent and even attend viewings! This is all part of the service we offer to all our customers.

Discreet marketing

Moving home can provide a dilemma for many of us, either by trying to find that often elusive home to buy first, or to strengthen our buying position by selling beforehand.

Our discreet market option is a low-key approach to property marketing intended specifically to resolve this problem. Properties held on our Discreet Register are not advertised, we do not erect a for sale board. Instead, notification of your property’s availability is passed discreetly to carefully selected buyers who have already indicated their willingness to wait for the ‘right’ property. Many of these buyers might be living in rented accommodation and are therefore able to offer a flexible timescale.

Out of area selling

For past and present customers we are able to offer an out of area selling service.  We have been asked several times to act on the sale of a remote second home, surplus rental investment or probate sale.

We have several solutions we can tailor to your needs with the largest variable being the distance from our area but even if your property were near Lands End we can still offer our services in maximising the selling price, effectiveness of marketing and transaction management.

Over recent years it has become increasingly common that we have been asked to assist customers with an out of area home to sell, with whom we have worked with closely after selling their local property. It is always a pleasure to assist them again.
